India’s housing market saw a pickup in activity in the July-September 2026 quarter, with demand rising faster than new supply. However, the market has yet to catch up with last year’s levels, suggesting that the recovery remains uneven. These are among the findings of Magicbricks Research’s latest PropIndex report.

Housing demand rose 8.2% quarter-on-quarter, while supply grew by just 1.9%. Property prices increased by 1% during the quarter.

Bengaluru and Ahmedabad saw the sharpest rise in demand, at 14.2% and 13.5%, respectively. Navi Mumbai and Thane also reported stronger buyer interest. Demand picked up in Mumbai, Hyderabad and Chennai, while the increase was more limited in Noida, Greater Noida and Kolkata.

Premium homes continue to draw interest

According to the report, the appetite for premium housing remained strong in parts of the market, including Bengaluru, Noida and Greater Noida. Developers in Noida also added fresh supply in this segment, suggesting that they see room for further growth despite differences in demand across cities.

Price movements were not uniform either. Mumbai and Chennai were among the markets that recorded stronger appreciation, while the national increase remained modest at 1%.

For buyers, the preference for familiar configurations has not changed much. Two- and three-bedroom homes continued to account for most of the interest tracked in the report. This points to sustained demand for homes that offer adequate space for families, even as premium properties attract buyers in select markets.

The quarter’s numbers suggest that housing activity is improving, but the recovery is not playing out at the same pace everywhere. Much will depend on local prices, the supply of homes that buyers want and how comfortably they fit into household budgets.
